Mechanical Project Manager


Job Description We are a Boston based general contractor that self performs the mechanical, looking for an experienced Mechanical Project Manager to join our team. Our company roots go back to early 1900s, and our current management has been successful and growing for almost 40 years. This team member will manage Filed Sub Mechanical Projects and General Contractor Mechanical Projects. We have a very strong team that works well with all personalities. Our team works on Federal and State projects and has a large variety of experience.  Our projects are located around the Boston area, so reliable transportation is imperative.


Responsibilities:

  • Project kick off meetings with all internal and external partners.

  • Buy-out project (subcontractors & purchase orders).

  • Full understanding of project scope per drawings, plans and specifications and oversee work to be sure that all requirements are followed.

  • Organize and plan project.

  • Manage all project documents, including the flow of documents in and out of the office to field GC if applicable, owner, architect and any contracting personnel. Obtain any required permits.

  • Project administration in coordination with APM or Project Engineer as applicable.

  • Monitor and assist project engineer on material expediting.

  • Formal correspondence with owner and architect including RFI’s.

  • Monitor and maintain daily communication with owner & super / foreman including RFI’s.

  • Monitor and assist project engineer with shop drawing approval.

  • Monitor and assist project engineer with the quality control program.

  • Jobsite visits and attend onsite job meetings as needed.

  • Conduct weekly subcontractor/vendor coordination meetings as well as progress meetings with owner/architect.

  • Produce project status report.

  • Conduct inspections as required by the quality control program.

  • Review all job site-initiated correspondence.

  • Make and enforce required decisions to assure that major objectives are met.

  • Responsible for the close out process being completed, turned in and approved; would include but not limited to As-builts, O&M’s, warranty documentation, and meetings with owner, VDC Superintendent or Foreman, and VDC office.

  • Monitor cost and performance projections, work on WIP / cost to complete with Finance.

  • Establish, organize, and execute project budget.

  • Review weekly labor report and maintain labor projections.

  • Approve subcontractor requisitions and approve all project vendor invoices.

Monitor and maintain change request log and control changes. This includes notifying VDC field staff of approved changes to be performed.

Prepare monthly owner billing.

  • Assist with cash flow.

  • Back charge control.

  • Conduct estimate and wage review with superintendent.

  • Assist superintendent / Foreman to attain job goals (schedule, budget, safety, etc.).

  • Manage all on site labor including subcontractors.

  • All other duties performed by a Project Manager for companies which provide similar services as VDC or as otherwise requested by VDC from time to time.

Our ideal candidate would have

  • Minimum of 5 years’ experience as a Project Manager

  • Bachelor’s Degree in a relevant field or equivalent work experience

  • Valid Massachusetts driver’s license

  • We require OSHA 30 safety certification

  • In depth knowledge of construction process

  • Excellent written and oral communication skills

  • Experience with Procore and Bluebeam

  • Proficient with Microsoft products

Salary Range: $125,000-$140,000
